Real estate in Nanguneri

The much hyped SEZ project at Nanguneri.Dream of former Central minister Murasoli Maran.I am just attaching the news article published by a leading Business daily in 2004.

"A BHOOMI PUJA was performed on Monday at the proposed site for industrial estate at Nanguneri in Tirunelveli district.

According to the site engineer, Mr V. Muthukrishnan of the US-based project partner, Advanced Technology Manufacturing and Assembly City Ltd, substantial funds has been allotted to start work.




The project has been promoted by the Tamil Nadu Industrial Development Corporation, for which foundation stone was laid in 2001.

After the completion of the preliminary works, construction works are expected to start from December-end this year and the project may become functional by 2008.

The project would come up on an area of about 2,093 acres between Nanguneri and Vallioor, near Tirunelveli

It will involve an investment of Rs 700 crore on provision of basic infrastructure as per actual proposal. Non-polluting less water-intensive and hi-tech industries dealing with electronics, telecom, computer hardware, entertainment electronics etc are to be set up.

The new investment in the hi-tech park is expected to be around Rs 6,000 crore, providing employment opportunities for 1,10,000 persons.

To be developed as a Special Economic Zone (SEZ), it will offer attractive tax concessions, the sources said.".

As per the above news the project would have completed atleast 50%.But believe it or not the project has still not moved an inch after the Boomi puja

Sanguthurai Beach-Tourist spot,Nagercoil

No one would have forgotten Tsunami that affected tamilnadu and the coastal areas in the year 2004. The above beach is situated exactly 6 kms from Nagercoil town. We can see several coconut groves on the way to the beach. Some key land marks are Sivanthi Adithanar college, a Christian church and a school in the village called Athicaud.Many people would be knowing the beach adjacent to this one .i e Chothavilai beach. I have attached the photos now you can see the calm sea have you seen how a dog watching this waves of the sea without a fear I mean enjoying its loneliness. The fisher man in the coastal areas are adjoined to this beach are Pallam and Puthanthurai.





It was an old story that an old shepherd who lived in this place 500 years before, still his ghost roam there in the nights of this beach area. There was a mystical belief that they hear the sound of that old shepherd even now in nights and they call it as Idapeiy. May be this reason or not the beach has not developed much.









Earlier some initiatives taken by the government to develop this place as a local tourist spot but after Tsunami this and other adjoining beach Chothavilai had lost its importance. If the local authorities think about this they can develop this beach as another prominent tourist spot.

Kanyakumari being educationally a forward district in the state of Tamilnadu compared to other districts. Being the reason though the District doesn’t have any good Industry to increase the local economy. Now the current generation is migrating to wealthy IT hubs like Chennai, Bangalore and other parts of the world. In turn the money flowing back in the form of investments like real estates, Coconut groves and Paddy field(Lot of paddy fields are converted in to coconuts groves and Housing Sites).So the cost of a 1 ground(5.5Cent) housing plot in Nagercoil will cost around minimum of 25-40lacs(depends on the locality).In the adjoining areas it would be 10-15lacs.Those who are in abroad their 100% of investments are only in houses and coconut farms.It had naturally increased the real estate prices in Nagercoil. Though the real estate prices are not increasing so rapidly but the increase is steady but consistent in Nagercoil. “Except Collector and SP every one in the district are real estate brokers here” a sarcastic comment given by a taxi driver.



The people who work in IT industry have a dream to stay in the native place were exploited by the much hyped “SEZ project “Nanguneri Project, Near Valliyur. Today the real estate value of Nanguneri would fetch approximatelyRs150crores .Whether Government is planning to bring SEZ or Industrial Zone to that place or not the real estate owners had made a good amount of money .Lot of people have invested their money on real estates this area. People believe that investing in Gold or Land will always fetch a good return in the life time. So nothing to comment on the real estate investments made by people at Nanguneri let hope the investors will get better returns.

It is the head quarters for Kanyakumari District.If you view the town we can not ignore the influence of Kerala culture once it was a part of Kerala .It is good to see the town with green and some old heritage buildings like SLB school,Duthie school, Collector bungalow and so on. ..The 2 century old tree Vepamoodu junction. The old building visible was once called Bhagavathi super market was making loss and closed by government. See roads of Nagercoil… Etna noble School…..
